still living with ex but find it difficult to move

Because my biological clock was ticking, my partner reluctantly agreed to have a child rather than lose me. He isn't great father material so I began an affair with a man who said he was separated and promised me marriage and children. Then his wife phoned me to say that they were still together and still having sex. He said she was lying. I subsequently discovered he'd slept with other women while he was seeing me. I ended the affair but my partner and I split up. He now has a new girlfriend but still lives with me as he doesn't want to sell the house. I know I should move on but I find making decisions extremely difficult.
