Worst experience of my life - building with Orleans Home Builders in the $600,000 in Weddington NC, Orleans overpromises and underdelivers, they blame everyone else, vendors, and it is NEVER THEIR FAULT! They were purshing about me signing off that repairs were complete on a new house. They couldn't get their subs to finish the home, replaced major things like carpet, woodworking was sloppy and my special orders for items were not correct. When they became pushy about closing with a list to finish the home, I held off like most other people in Charlotte with Orleans. I've been to other neighborhoods now and talked to buyers of new Orleans homes, they don't have their act together - they blame everyone else. I don't know what my warranty period will be like, it seems they want the big money but don't know how to perform to the standards of a higher end house. They are losing ground in NC - don't use them to build your home. It won't be finished on time and they will push you to close because of the 'Loan' interest rate, etc. The builders have you use their loan company so they can control the closing. They offer you closing costs but they receive the closing costs at a major discount as the loan company participates, but it is a way to force you to close with the home being ready. And the real estate attorney - he works for them too.
