my office neighbor is a real pain

I recently rented a little office near my home. I wanted a quiet place to work without distractions. Whenever I try to use the restroom this guy always tries to catch me and give me a lecture about how important he is. He leaves his broken computer equipment in the hallway and I have to navigate arround it to get into my door. If he sees me, he ALWAYS wants to talk and all I want is to dive into my little room to avoid him. I've already spent all my money getting set up there and I don't want to move.... but I want this guy to permenantly get lost. I tried comming in early. He's always there no matter how early I come in. I tried to enter and exit on the street. He leaves notes on my door. Perhaps he'll get a raise in rent when his lease comes up and decide to move out... but I'm not sure I can hold out that long. I'm just so miffed, I want to rant and rave, but who would listen.
